Mountain Property for Sale
We are offering 40 acres of mountain canyon, off-the-grid property
with year-round Beaver Creek running through it, just 30 miles south
of Colorado Springs and 3 miles north of Penrose. This paradise is part
of a subdivided parcel with covenants that provide access to over 150
private acres. The property is adjacent to BLM and state lands on two
sides to provide access to thousands of acres.
The land is amazingly diverse as it transitions from the creek and
its lush basin, up the arid Juniper/Pinion canyon sides, then up to
the higher mesa meadow plateau. Beaver Creek offers good trout fishing
and is a year around swift creek, approximately 30 feet wide through
most of the property. Beaver Creek canyon is just east of Phantom Canyon,
which is a highly regarded wildlife and scenic area, and we think that
Beaver Creek canyon is just as beautiful.
We have loved and enjoyed retreat in this special canon valley and
had planned to build and live there. However, our heart has been captured
by a new love we have pursued over the past several years--alpacas.
We have decided that the environment in the canyon valley is too wild
for these unique livestock and the location is too remote for a commercial
breeding business. And so, with much reluctance, we have decided to
sell the property and enable someone else to more fully enjoy and take
advantage of its natural wonders.
But this paradise comes at a cost not measured just by the $65,000
sale price. There is a unique set of covenants that will discourage
many, but be embraced by a select few.
Here is a brief outline of the covenants:
- Consensus agreement/approval on everything…
…buying/selling/site location/cabin design/cutting down a tree/trash
burning/etc. etc.
- No fences and access to all areas with the exception of 1 acre around
primary dwelling.
- Limitations on mobiles, abandoned vehicles, pesticides, off trail
horseback and bike riding, noise, large number of visitors, firearms,
farm animals, unrestrained pets, outbuildings, and more…
It takes special people to caretake this piece of Colorado paradise.
